under a Lane Cove block

Digging up common property is the expensive part

The defect is usually small: an open joint, a crack, roots that found a gap of a few millimetres.

What makes excavation expensive under a walk-up is everything above the pipe and everybody who relies on it. These lines run under driveways, parking bays and shared gardens that several households use every day.

There is a second complication specific to this housing. The run being repaired is frequently older than the building, laid for houses that stood on these lots before the block replaced them, so nobody is entirely certain where it goes until it is filmed.

Relining does the repair inside the pipe, through one access point. The surface stays usable, the residents stay parked, and the work does not depend on a plan nobody can vouch for.

We will not quote a reline off a description, and under a building like this we could not honestly do so even if we wanted to.

When relining is the right call in Lane Cove

The surface above is the real cost

Under a walk-up the drainage runs beneath driveways, parking and shared gardens.

Opening that up means closing common property and reinstating it afterwards, which is most of what an excavation quote actually pays for.

The line is frequently older than the building

These blocks stand on lots that carried houses before 1962, and their drainage was often reused rather than replaced.

So the run being repaired can predate the building above it by decades, and its exact route is rarely recorded.

Roots enter at the joint

Older pipework is short lengths with a join roughly every metre, and the join is the weak point rather than the barrel.

A liner seals the run end to end, so there is no longer a gap for roots to find.

What relining cannot do

It restores the pipe. It does not change the gradient the pipe was laid at.

Where a section has lost its fall and holds water, that is excavation and re-lay. We say so rather than lining over something that will come back.

Why we quote both ways

An owners corporation should be able to compare properly, so we give the relining figure and the excavation figure for the same defect.

Sometimes digging genuinely is right, usually where access is easy and the run is short. Under an occupied block it rarely is.

What pipe relining costs in Lane Cove

Quoted at a fixed price against footage, never against a description. These are indicative 2026 ranges, and the excavation comparison comes with every relining quote.

01

Camera inspection and report $250 – $450

Footage handed over, with the defect marked and located.

02

Junction or short section repair $1,500 – $3,500

A defined defect repaired from inside, through existing access where possible.

03

Full run under a block $4,000 – $9,000

Depending on length and access. On an occupied building this is where lining earns its keep.

04

Root cutting before lining $400 – $700

The line cleared and prepared so the liner cures against sound pipe.

05

Excavation comparison included

The dig price for the same defect, so the committee can decide rather than be told.

How a relining job runs.

Step 01
Camera inspection of drainage under a Lane Cove block

Camera down first

We film the run and locate the defect before anybody quotes. On inherited pipework there is no honest alternative.

Step 02
Quoting a pipe relining job in Lane Cove

Both prices, in writing

The relining figure and the excavation figure for the same defect, in a form a committee can actually vote on.

Step 03
Preparing a drain for relining at a Lane Cove building

The line prepared

Roots cut back and the run cleaned so the liner cures against sound pipe rather than over debris.

Step 04
Handing over post-relining footage in Lane Cove

Filmed again afterwards

The finished liner recorded end to end, with the footage handed over alongside the warranty.

Same line blocking every year?

Clearing it again is not the answer. Twenty minutes of footage will show whether a liner finishes it properly.

Why does relining suit these blocks particularly?

Two reasons. The line needing repair is frequently older than the building above it, laid for houses that stood on the lots before 1962, and it runs under driveways, parking and gardens that several households use every day. Excavating that means closing common property for a week and reinstating it afterwards. A liner repairs the pipe through one access point and leaves the surface alone.

Can you reline a run that was laid for a house that no longer exists?

Yes, provided there is enough host pipe left to line against. That is genuinely common here. The camera tells us whether the old run is a candidate or whether it has deteriorated past the point where lining is honest, and we would rather say the second thing than take the money.

Will it fix a section with no fall?

No, and nobody should tell you otherwise. A liner restores the pipe. It cannot change the gradient the pipe was laid at. If footage shows a length holding water because the fall has gone, that needs excavation and re-lay, and we will tell you which of the two you have before quoting either.

How disruptive is it for the other residents?

Far less than digging. Usually one access point, frequently one that already exists, and the work happens inside the pipe. Parking and access stay usable, which on an occupied block is most of what an owners corporation is worried about.

How long does a liner last?

It is a structural repair rather than a patch and is designed in decades rather than years. We will not attach a number to a specific drain we have not filmed, because it depends entirely on what is left of the host pipe.

Can every line be relined?

Most can. A run that has collapsed, or separated so far that there is no host pipe to line against, needs excavation. On inherited house-era pipework that happens more often than on newer runs, which is exactly why the camera comes first.

What does relining cost in Lane Cove?

A camera inspection and report is $250 to $450. A junction or short section repair is $1,500 to $3,500. A full run under a block is $4,000 to $9,000 depending on length and access. We give the excavation figure alongside it so an owners corporation can compare rather than take our word for which is better.
