Licensed plumbers who spend most of their week in the blocks around the village, and who would rather film what is under a building than quote off a plan nobody can vouch for.
Ring and a plumber picks up. Not a dispatcher taking details to hand to whoever is cheapest that afternoon, and not an answering service in another state.
We are in these buildings constantly, which is the thing that actually matters here. A walk-up around the village stands on three or four amalgamated house lots, so the drainage beneath it has a history the building does not, and knowing to expect that is most of the job.
Price agreed before anything starts, licence number and ABN on the quote, and a written lifetime workmanship warranty on what we do.
NSW Plumbing Licence 368473C, verifiable on the Fair Trading public register. Unlicensed plumbing is illegal in NSW and voids a home insurance claim, so ask anyone for a number before work starts.
Fully insured, work carried out to the Australian Standards, and a written lifetime workmanship warranty. Gas work carries a Certificate of Compliance as a matter of course.
Our work is reviewed publicly, and we would rather you read those than take anything on this page at face value.
This is a working plumbing business rather than a brand with subcontractors behind it. The person who prices the job is the person who turns up to do it.
The rule that matters most in this housing is about evidence. On a building sitting on amalgamated lots, a confident quote given without looking is a guess wearing a suit, and we would rather spend twenty minutes with a camera and tell you what is genuinely there.
“If I cannot show you what I found, you should not have to take my word for what it will cost to fix.”
The suburb's flat boom is unusually well dated. The first block went up in 1962, and by 1979 close to 200 of them lined the main roads around the village. Nearly everything we get called to traces back to that.
Each block replaced three or four detached houses, and the drainage those houses used was already in the ground when the block was built.
Where a workable house connection already existed it was cheaper to reuse it than to make a new one, so a 1968 building can discharge into something considerably older.
Amalgamating lots and building over them produced no tidy set of as-builts, and what was abandoned in place was rarely recorded at all.
A bend or a junction sited perfectly for a cottage that stood there in 1955, and oddly for the building above it now.
1960s and 70s bathrooms were set out for the fittings of the day, so a modern vanity or pan rarely lands where the existing waste expects.
Sydney water is soft. A storage unit that has given up here has almost always lost its sacrificial anode or an element.
Footage rather than assumptions, particularly under a building nobody has a reliable plan for.
Agreed before we start and unchanged unless you approve a revision in writing.
