There is more pipe down there than anybody drew

Lane Cove's flat boom is precisely dated. The first block went up in 1962, and by 1979 close to 200 of them lined the main roads around the village.

Each one stands across three or four of the old house lots. Those lots already had drainage, stormwater and service runs threading across them, laid for detached houses that were themselves not new.

When the block was built, some of that was reused because a workable connection was cheaper than a new one, some was abandoned exactly where it lay, and some was simply built over. Almost none of it generated a record.

So the useful first step under a building like this is not a diagram, it is footage. It is the difference between a targeted repair and an exploratory one, and it is a spend that only has to happen once.

Why film it when we already have a plan?

Because on a building that sits across amalgamated house lots the plan generally shows what was installed for the block, not what was already in the ground when it went up. Those lots carried three or four houses' worth of drainage and stormwater. Some was reused, some was abandoned where it lay, and very little of it was drawn. Those legacy shapes are where things catch, and they are also exactly what a plan drawn for the new building will not show you.

More than one unit is affected. What does that tell you?

That the fault is downstream of all of them, on the shared side rather than in anybody's fixture. One unit slow is a branch problem. Several at once means the common line, and on this housing that is where the inherited pipework usually is.

Is a stormwater line likely to be involved?

More often than people expect here. House-era stormwater was laid for cottages that no longer exist, and some of those runs are still quietly taking water under a building that was designed around a different arrangement. When a blockage does not behave like a sewer blockage, that is frequently why.

Do chemical drain cleaners help?

Rarely, and on older pipework they do harm. They sit on top of the obstruction rather than passing through, they generate heat, and in aged pipe they attack the line about as readily as the blockage. If somebody has already poured one down, tell us when you ring rather than after we have opened it.
